1 · Use the same email everywhere
The Google account you tap Continue with Google with must be the exact same email you typed in the form. chris@gmail.com and chris.v@gmail.com are two different people to us. If they don’t match, nothing opens.
2 · Check your texts, then your email
If you already had an account, we sent a login link to your phone and your inbox. Tapping that link signs you in with no password. Check the text first — it arrives in seconds.
3 · No text and no email? Reset instead
Tap Already have an account? Log in at the top of this screen, then Can't get in? Text me a login link. That works even if you never set a password.
Still stuck? Talk to a real person.
Don’t give up on it — tell us what the screen says and we will get you in.

Reads the file the way the underwriter will. It never values a deal, never verifies a document, and never decides — the lender does.
— ◆ —
● Reads the seller's real tax return, P&L, or balance sheet.
● Shows you the EBITDA or NOI numbers the underwriter will look at.
● Hands you the gaps so you can negotiate better terms.
🛡 It never values the deal and never decides if you should buy — the lender does.
How to use it
① Tap Business or Commercial Real Estate below. The list of what to upload opens.
② Tap the gold Upload button and pick the PDF as filed. One PDF at a time — repeat for each year.
③ Read the numbers and the questions it hands back, then save them to a deal.
How many years?
• 1 year — accepted. You get an estimate; it is less accurate.
• 2 years — closer. SBA 7(a) coverage can use a 2-year average.
• 3 years — the full set lenders ask for. Best, not required.

What each home-loan program takes by the underwriter's own rulebook — credit, income, down payment, refinances.
Free — Informational
Before you talk to a lender, see the rules they'll read you against. These are the program minimums, quoted from the rule itself; a lender can set stricter standards on top. None of this is a decision about you — the lender decides, every time.
View Presentation ↗VA home loan
Down payment — "No down payment as long as the sales price isn't higher than the home's appraised value." No PMI or MIP; a one-time VA funding fee may apply. Exempt from the fee: veterans receiving VA disability compensation, surviving spouses receiving Dependency and Indemnity Compensation, and active-duty Purple Heart recipients.
Credit — No minimum credit score in the regulation — the underwriter must make "a careful analysis of the available credit data," and adverse credit must be explained. Your lender sets its own standard on top.
Income — Debt-to-income "standard is 41 percent or less"; above it the lender's extra steps apply, unless residual income beats the guideline by 20%+. Residual-income tables run by region and family size.
Refinance — Cash-out: the new loan "must not exceed … 100 percent" of reasonable value, and that includes any financed funding fee. It must show a net tangible benefit, can't close until the later of 210 days after your first payment or your sixth payment, and the lender must give you a side-by-side comparison of the old and new loan within 3 business days of applying and again at closing.
FHA
Down payment — Your cash investment must be "not less than 3.5 percent of the appraised value of the property."
Credit — Decision credit score: 580 and above — "eligible for maximum financing." 500–579: "limited to 90 percent LTV." Below 500: "not eligible."
Income — Manual underwriting starts at 31% housing / 43% total. With documented compensating factors the ceilings step to 37/47, 40/40 (no discretionary debt) and 40/50 — the higher tiers only at 580+.
Refinance — Cash-out: "The maximum LTV is 80 percent of the Adjusted Value."
Who is eligible — For FHA case numbers assigned on or after May 25, 2025: U.S. citizens, lawful permanent residents, and citizens of Micronesia, the Marshall Islands and Palau. Non-permanent residents are no longer eligible.
Coming January 1, 2027 — Lenders may also use FICO 10T and VantageScore 4.0 alongside Classic FICO; the decision score becomes the lowest score across the models submitted. The 580 and 500 thresholds do not change.
Document clock — HUD Handbook 4000.1: documents "may not be more than 120 days old" at disbursement, so a file that sits still goes stale.
Conventional — Fannie Mae
Credit — Desktop Underwriter (DU): no minimum credit score for loan files created on or after November 16, 2025 — DU weighs the whole file. Manually underwritten loans: "620 — fixed-rate loans," "640 — ARMs" (exceptions for no-score borrowers, HomeReady, high-LTV refis). A lender can still set its own floor on top.
Down payment — One-unit principal residence, fixed-rate: purchase up to 97% LTV (3% down) — the standard 97% option requires that "at least one borrower must be a first-time homebuyer"; HomeReady drops that. Cash-out refinance: 80% max.
Income — DTI 36% for manual underwriting, up to 45% when the Eligibility Matrix's credit and reserve conditions are met; up to 50% through DU.
Mortgage insurance — Above 80% LTV the loan can only be bought with insurance, seller recourse, or seller participation — the "80 per centum" rule. That is why PMI exists.
Conventional — Freddie Mac
Credit — Loan Product Advisor (LPA): "A minimum Indicator Score is not required for Accept Mortgages." Manually underwritten loans follow Freddie Mac Guide Section 5202.1 for scores, and specific products can set their own floor.
Down payment · Home Possible — 97% LTV fixed-rate on a primary residence; income capped at 80% of area median; first-time buyers are not required, but if every borrower is a first-time buyer, one must complete homeownership education; the fact sheet's minimum indicator score for a fixed-rate purchase is 660.
Non-conventional
Where the line is — 2026 conforming loan limit for a one-unit home: $832,750; high-cost-area ceiling $1,249,125. Above that is a jumbo loan — terms set by the lender, not a federal program.
Investor and bank-statement loans — DSCR loans are underwritten on the property's rent, bank-statement loans on deposits. No agency rulebook governs them, so this course names the categories and claims no figures.
After a residential mortgage application, a bureau may sell that file for a firm offer of credit only in the cases 15 U.S.C. § 1681b(c)(4) lists. That is not a rate lock and it is not a yes from a lender.
Where this leads
Credit is the first line on every card above — run the Credit Report Analyzer and read Who You Are Right Now. Income and the deal itself are next: the Tax Return Reader, the Deal Analyzer and the Calculators at Infinite Returns Starter read your numbers the way the underwriter will. Buying a business or a building is the Accelerator.
